Simmons & Simmons moves into 2,100 m² in office tower T4

International business law firm Simmons & Simmons and Frankfurt-based project developer Groß & Partner have signed a long-term lease for two floors in the FOUR high-rise project currently under construction. The firm is expected to move into the then completed tower in mid-2024. The FOUR project is a new urban quarter at the transition between the city centre and the financial district.

Thomas Scharfenberg, partner and location manager at Simmons & Simmons, praises the flexible office design: "As a Next Gen Law Firm, we attach great importance to our office space reflecting the new working world. At FOUR, we are able to offer our staff an office environment with creative space concepts and generous areas for joint exchange, which is not yet common for law firms in Germany."

"We are delighted to have secured another long-term lease for the T4 with Simmons & Simmons. This marks a pre-letting of the tower of around 90 per cent, says Karolina Thoben, head of office leasing at Groß & Partner. "Together with the tenant, we are now working out the fit-out concept to optimally adapt the office space to their needs."

Simmons + Simmons will occupy two levels with approximately 90 workstations including a conference area, lounge and reception. The law firm is working with MIA Merz Innen.Architektur, who are designing the space to be modern, needs-based and multifunctional. It is important to meet the requirements of New Work and to design the offices in an open, transparent and communicative way, while at the same time guaranteeing confidentiality. Natascha Merz, Managing Director Merz Innen.Architektur: "To optimally continue the extraordinary architecture of the FOUR inside and to make the best possible use of the view from the upper floors is a very exciting task for my team."
