Fact Sheet Investment Market Cologne

Following a prolonged period of low activity in 2023, there are indications of a recovery in the Cologne property investment market. However, a more pronounced recovery is not anticipated until there is a notable decline in interest rates. Until then, the gradual market recovery is expected to persist.

102024

Market survey Office Cologne

The current economic situation in Germany is challenging, leading to a slowdown in demand across most economic sectors. Cologne's office market has also been impacted by these unfavourable conditions in the first three quarters of this year. However, a few large-scale rental agreements signed in the third quarter indicate that not all users are equally affected by the economic downturn and that there is an urgent need for change among companies.

Industrial Property Market Cologne|Bonn: Industrial, Storage, Logistics

In the year to date, the take-up of commercial space in the Cologne city area has reached approximately 145,000 square metres, equalling the level seen in the previous peak year of 2022. It is anticipated that a new record will be set by the end of the year. However, the high level of take-up is due to a few exceptionally high transactions. Overall, demand for warehouse, logistics and industrial space in the Cologne Bonn region remains relatively limited.

July 2024

Market survey Office Cologne

2024 has so far been a lean year for the Cologne office market. There were no major lettings and take-up fell to around 60,000 square metres. Many companies were price-sensitive and hesitant when it came to letting. For the second half of the year, there are at least several major decreases in space on the horizon.

QUARTERS 1-4, 2023

Commercial Market Survey Industrial/Logistics

The poor economy and ongoing uncertainty about future economic development led to a decline in take-up in the top 7 markets for industrial and logistics properties in 2023. Nevertheless, there is still a lack of suitable industrial and logistics space. The excess demand was reflected in rising rents across the board. Although many investors are currently still holding back, interest in the asset class is generally high.

Market survey Office Cologne

Office space take-up in Cologne fell by around 34 % below the ten-year average in 2023. Economic conditions with an economic downturn and reluctance to buy, as well as political hurdles at home and military conflicts around the world, repeatedly created uncertainties and risks that companies had to prepare for. With skepticism but also muted confidence, sales are expected to increase slightly in 2024.
