Palmira Capital Partners GmbH has acquired Europarc Dietzenbach with a total lettable area of around 11,300 sqm for the Unternehmensimmobilien Club 2 (UIC 2). The seller of the prestigious business park at Voltastraße 5-11 / Max-Planck-Straße 10-12 is the joint venture of FUCHS Immobilien GmbH and SIXTEEN Capital Management GmbH. "The basis of the successful transaction was the successful letting of the vacant space," says Simon Meier of Hamburg-based SIXTEEN Capital Management GmbH, seller of the property.

Europarc Dietzenbach offers sustainable and marketable office, warehouse and logistics space. Thus, despite the Covid19 pandemic, the sellers FUCHS Immobilien and SIXTEEN Capital Management have been able to successfully reposition around 8,000 sqm of vacant space. The business park, which is now almost fully let on a long-term basis, has an attractive and broadly diversified tenant mix, primarily with companies from the German mid-sized sector. The exposed location in the middle of the Rhine-Main area also makes the commercial park, which was built in 1993 with a site area of around 14,600 sqm, an excellent location for well-known companies. Thanks to the excellent transport connections, Frankfurt Airport and Frankfurt city centre can be reached by car in just a few minutes .  

The Unternehmensimmobilien Club 2 (UIC 2) managed by Palmira, which is administered by the service KVG IntReal International Real Estate Kapitalverwaltungsgesellschaft mbH - the new owner of Europarc Dietzenbach - is aimed at institutional investors and focuses on commercial and small-scale office parks and production properties located in Germany. Palmira Capital Partners is a European investor and asset manager specialising in logistics and corporate real estate. Palmira's interdisciplinary team manages properties along the entire value chain, including Europarc Dietzenbach.

On the seller side, FUCHS Immobilien GmbH is a real estate and construction expert that invests in a wide variety of projects across Germany, including business parks and logistics properties. The independent private equity real estate (PERE) company SIXTEEN Capital Management specialises in transactions of commercial project developments and existing properties throughout Germany.

Palmira Capital Partners was advised on the transaction in legal and tax matters by Dentons and on technical/ESG aspects by CBRE. blackolive, a member of the German Property Partners (GPP) network, acted as exclusive advisor to the sellers FUCHS Immobilien and SIXTEEN Capital Management. Legal and tax advice to the sellers was provided by KUCERA Rechtsanwälte Steuerberater Partnerschaft mbB. The parties agreed not to disclose the contractual modalities of this transaction.
